That's something we explore through the Environmental Impact Assessment (EIA) process.
This begins with a Scoping Report where we identify potential environmental issues associated with the creation of the new place and propose ways to measure them. This could include noise and traffic levels, the demand for water, or the impact on bio-diversity.
The measures proposed in the Scoping Report will be used to guide consultants and regulators through the remainder of the EIA.
At this stage we are not making decisions or fixing plans. The EIA itself will be submitted as part of our planning application. It will ensure that our future plans are fully informed and, where necessary, include mitigation for any negative impact on the area.
